For planning applications to be approved, your council needs to know that your development carries no risk to human health or the wider environment.  As part of the Phase 1 Desk Study information about the site is collected from a wide range of available documents. All relevant information is collated relating to the site’s setting and the risks to end-users and the surrounding environment from any contamination are highlighted. Residential Development: Coal Mining Stabilization

Earth Environmental & Geotechnical are involved in the detailed design of coal mine stabilization measures for a large residential development. Using the initial (CMRA)  Coal Mining Risk Assessment  areas of concern were highlighted and designs to mitigate the risks developed.  The work to date has involved zoning the degree of risk from shallow coal mine workings. If you are planning a development in a  High-Risk  Area you will need to submit a Coal Mining Risk Assessment to your Local Planning Authority. PLANNING A DEVELOPMENT WITH A BASEMENT? THEN YOU MAY NEED A BIA

A Basement Impact Assessment,  also known as a BIA, is a report that details the risks involved in excavating the basement of your property or development. Basement works are often complex undertakings and can involve the movement of large quantities of excavated earth.  This can undermine nearby buildings, or displace underground water impacting groundwater flows and potentially surface water and sewerage.  There can also be concerns that your subterranean development could impact the wider environment such as trees, garden spaces, and the wider environment. Basement Impact Assessment | Earth Environmental

If so then you’ll need to comply with building regulations and probably planning permission from your local authority and will probably need a Basement Impact Assessment. Basement conversions can add valuable space to your property or development, but ensuring the proposed basement development is appropriate is essential. Your development will need to ensure, not only your local planning department are happy with your proposal, but also Building Regulations, Environmental Health standards and Utility Provider requirements are being met. Your basement development’s impact will need to consider effects on the movement of groundwater through the soil that could damage surrounding properties, and ensure that any basement development does not lead to damaging ground movement, plus an assessment of slope stability risks and a range of other issues will all need to be considered. This assessment should be specific to the site and its proposed development. Whilst several London boroughs hav
