Flood Risk Assessments

If you’re considering a new project, you want to be confident that it won’t be a washout, because of local sources of potential flooding –rivers, groundwater and storm surge – for example. But there’s more to consider. A Flood Risk Assessment also needs to look at how run-off rates from your development might affect other properties in the vicinity.

Flood Zone information is available from the Environment Agency, and Local Authorities. They are defined as Flood Zone 1 to Flood Zone 3 – graded according to the level of flood risk, and the size of the site.

So – a development site that lies within Flood Zone 3, and is more than 1 hectare in size, will need the most detailed flood risk assessment, to be a valid part of your planning proposal.
