A Flood Risk Assessment’s scope will differ depending upon the area and topography of the proposed development site. The Environment Agency or Local Authority Strategic Flood Risk Assessment provides the flood zone for a specific site. Areas are defined as Flood Zone 1 to Flood Zone 3. If a development site has been used previously, the chemical quality of soils needs to be evaluated to determine the potential impact to the watercourse, construction workers and the people who will live and use the property in the future.
